If the area meets our strict criteria, we then take our investigations to the final level and identify the roads, streets and pockets that represent the best value for our clients.
We not only have access to sales programs, but more importantly, to in-house valuation data. This gives us a unique advantage and ensures we see the beginning of market movements and trends before they are recorded in sales programs or are reported in the general media.
Before we purchase a property on behalf of our clients, we conduct thorough due diligence to ensure there are no unexpected surprises post their acquisition. The due diligence process includes but is not limited to the following:
Once we have completed our research and due diligence, if the property reaches our strict requirements and is considered to be an investment grade asset, we will then present the property to you. This includes any future proposed renovations or development work to the property if this forms part of your investment strategy. At this point, the property selection is self-vetting ensuring that you make the final investment decision and you are comfortable with the property. With valuation and intimate market knowledge we determine the true value of the property and ensure that we do not pay in excess of fair market value.
If you are comfortable and happy with the property we have presented, we will discuss a negotiation strategy with you. We assess the vendor’s situation to determine our strategy and set an uncompromised price limit prior to commencing formal negotiations. The negotiations stage is dynamic and ever changing and this is where we utilise our vast experience to achieve the best outcome for our clients.
